Mini split size by room size and climate
This is the chart most people need: the recommended single-zone unit size for a room, by square footage and climate zone. It assumes an 8 ft ceiling, average insulation, and average sun. The numbers are the recommended unit size (the capacity you buy), already rounded up to a real mini split size.

All figures in BTU/hr. * 30,000 BTU and up is usually multi-zone territory — better served by a 2–3 head system than one large unit. Sizes are rounded up to standard mini split capacities (6k, 9k, 12k, 18k, 24k, 30k, 36k).
The single biggest factor is climate — for heating, not cooling. A 400 sq ft room needs about 12,000 BTU in a hot climate but 24,000 BTU in a cold one. That is because a mini split is a heat pump, and in cold climates the heating load is far larger than the cooling load. Size for whichever is bigger.
Why cold climates need a bigger unit
A mini split both cools like an air conditioner and heats like a heat pump, and you have to size for the harder job. In a hot climate that is cooling; in a cold climate it is heating, and the heating load grows fast as winters get colder. These are the per-square-foot loads our calculator uses:

Multiply your room's square footage by the larger of the two rates for your climate to get a rough BTU load, then round up to the next real unit size. A 400 sq ft room in a cold climate: 400 × 55 = 22,000 BTU of heating load, which rounds up to a 24,000 BTU unit.
The four adjustments that change the number
The chart assumes an 8 ft ceiling, average insulation, and average sun. If your room is different, apply these multipliers to the load before rounding up. They are the same factors built into the calculator.

How to use this chart
- Find your room's square footage (length × width) in the first table and read across to your climate.
- If your ceiling, insulation, or sun is not "average," multiply the load by the factors above before rounding up to the next unit size.
- Don't oversize. A unit that is too big short-cycles, never runs long enough to dehumidify, and wastes energy. When in doubt, size to the room and pick the closer unit, not the bigger one.

How we built this chart
These figures use the same load-calculation logic as our BTU calculator, which follows ACCA Manual J principles simplified to the five factors that move sizing the most: square footage, climate, ceiling height, insulation, and sun, plus a room-type adjustment for kitchens and sun rooms. It is a planning tool, not a stamped load calculation. For a permit or a complex whole-home design, have a contractor run a full Manual J. Specifications and recommendations are accurate as of June 2026.
