How to size a mini split — the homeowner's version
The single biggest mistake DIY mini split shoppers make is buying too big. A 24,000 BTU unit in a 500 sq ft room sounds like "more power = better," but oversized units short-cycle: they blast cold air for 5 minutes, shut off, and the room's humidity never gets pulled down. The room feels clammy, your electric bill is higher, and the compressor lifespan drops. Under-sizing is worse — the unit just runs 24/7 and never catches up on a hot day.
Right-sizing matters, and the sq-ft rules of thumb you'll find on Amazon listings aren't enough. Here's what actually moves the number:
The 5 factors that change BTU sizing
- Square footage. Baseline: ~20 BTU per sq ft in a mixed US climate. Multiply by ceiling height if taller than 8 ft.
- Climate zone. Hot and humid climates (Florida, Texas Gulf Coast) need ~25 BTU/ft² for cooling. Cold climates (Minnesota, Maine) need 40–55 BTU/ft² for heating — and heat usually dictates size in a heat pump.
- Insulation. A drafty 1920s farmhouse needs 20% more capacity. A new-build with sprayed foam walls needs 15% less.
- Sun exposure. A south/west-facing room with big windows gains heat all afternoon — add 10–20%.
- Occupants and heat-generating equipment. Each adult over 2 adds ~600 BTU of latent load. Kitchens add 4,000 BTU for cooking loads.

Why heating usually drives the size
A mini split is a heat pump — same unit does both cooling and heating by reversing the refrigeration cycle. In any climate cooler than Atlanta, the heating load is larger than the cooling load, so the heat output requirement is what determines the unit size. This is why our calculator computes both and recommends the larger number.
Rule of thumb: in zones 4–7, if you're replacing a furnace with a mini split, size based on heating BTU and confirm the model maintains capacity at your 99% design temperature (the coldest 1% of winter hours in your zip code).

Common sizing questions
What size mini split do I need for a room?
As a baseline, plan for about 20 BTU per square foot in a mixed US climate, then adjust for ceiling height, climate, insulation, and sun. A 400 square foot living room lands around 9,000 to 12,000 BTU for cooling, and more if the mini split is your primary heat source. Run the calculator above for a number tuned to your room.
How many BTU per square foot for a mini split?
Roughly 20 BTU per square foot for cooling in a mixed climate. That drops to about 15 in a well-insulated new build and rises to 25 or more in a hot, humid, or poorly insulated space. Heating in a cold climate can need 40 to 55 BTU per square foot.
Is it better to oversize or undersize a mini split?
Neither. An oversized unit short-cycles, leaving the room cold but clammy and wearing out the compressor. An undersized unit runs constantly and never catches up on the hottest or coldest days. Size to the actual load rather than rounding up for a safety margin.
Does heating or cooling determine mini split size?
In any climate cooler than the Deep South, the heating load is larger than the cooling load, so the heating requirement sets the size. Size to the larger of the two numbers and confirm the unit holds its rated capacity at your winter design temperature.
